Some Exciting News!

Over the course of the last what like two years, we have been looking here and there at new homes. Mainly new builds. Figured that we could get a brand new house customized to exactly what we wanted and needed since after we had Rosella, the house we bought 7 years ago is seeming small. Well, Steven was never really on board with the whole "moving" thing.

FINALLY! He realized that we did in fact need a larger house and more backyard space. So December 2020 we called our realtor, who I might add we have been using and staying in contact with since we bought our first home in 2014. And we begun looking. We slowly got our house ready to go on the market since we were not listing it until we were under contract with a new house.

We really did not want to rush into any house we didnt love since we were basically looking for the house we will be in until the kids move out. So we began our search. Houses popped up and were under contract within a day or two. The market was moving and moving FAST. We knew we would have to jump on each house we wanted to see the day it was put on the market.

We found this house. We will call it "the pool house" 2 story, 4 bedrooms and a den. Pool, dog run away from the pool, fresh carpet and paint. It was amazing! So we put an offer in. Waited for Monday to hear back. We offered the full listing price since the market was that way. Monday came and there was a cash offer, so we didnt get it. Ok fine, we kept looking. We ended up putting three more offers in after that for various properties but each was beat out by someone promising cash or a lot more than asking.

Fast forward to Jan 9, Saturday. We saw a few open houses and had plans the next day to see 8 more homes with out realtor. Waiting on the message that morning for when we were going to meet and which house first, we finally got the text. Well, we thought. It actually was a message from our realtor from the selling realtor on "the pool house" informing us that the house is going back on the market. We wanted to know why. So after a bit, the buyer with the cash backed out, changed their mind and the inspection report had minimal things that the seller was going to fix. WE GOT STUPID LUCKY! So we said yep we still want it. Contracts were signed, our offer was accepted and plans were made to list our house tomorrow.

This took a turn from stressful to utterly stressful overnight! Monday came the house hit the market and messages of scheduled shows came through the day. We both were working from home and have two dogs. Thankfully the kids were at daycare. So some of the showings we stayed working and the others we left the house. Offers came in and we basically got what we wanted so we said yep! Cancel the others. Tuesday we did the inspection and as we figured, nothing really there. Perfect. Friday the 15th the inspection was done on our house. Our appraisal for the new house was done Wednesday the 20th. Everything is going great! Set to close on Feb 12!

Everything went great and as the date for closing approached, it was just getting more stressful. When moving day came, we had a lot of help but there was so much to do. We had to be out all in the day with cleaning and everything. Over the past few months we were taking boxes of things we did not need over to my sister's to store. There were so many boxes. Her poor garage was packed half full. So when it was time to move, we packed the u-haul of what was left in our house and if there was room, stop by hers and get everything. Well, lets just say there was way more stuff than we thought, it took two trips.

On Feb 12, we signed docs in the morning then waited, and waited, and waited for it to be recorded. They FINALLY called at 5pm. Said that they emailed the wrong agent so we waited around for hours after it had been recorded. It was annoying AF! But we had amazing help and basically just getting everything inside the house was the goal.
